			<content:encoded><![CDATA[<p>Last week, we had the opportunity to speak with a former <em>Dallas Morning News</em> real estate advertising sales representative who shared some inside details on how the <a title="Link to previous post on the Sawbuck Realty/A.H. Belo deal" href="http://dallasdirt.dmagazine.com/2009/07/01/its-official-dmn-announces-sawbuckah-belo-internet-real-estate-partnership/" target="_blank">online partnership between A.H. Belo and Sawbuck Realty</a> may affect their ability to sell real estate advertising with other Dallas brokerages and why the choice was made to move toward a new business model.</p>
<p>The sales rep, who asked to remain anonymous because of a confidentiality agreement with <em>The Dallas Morning News</em>, decided to &#8220;pursue other options&#8221; after A.H. Belo announced it&#8217;s funding of an online real estate brokerage (Sawbuck Realty) from the dallasnews.com website.</p>
<p>&#8220;I feel they screwed over us — the account executives — because they screwed over our clients,&#8221; said the sales rep.</p>
<p>The source explained that while times had been tough for the past year — they hadn&#8217;t received a commission check since 2008 — bringing in and openly siding with an outside competitor like Sawbuck Realty would make it nearly impossible to sell real estate ads.</p>
<p>&#8220;All my clients are going to abandon ship soon,&#8221; said the sales rep. <span id="more-4320"></span></p>
<p>Knowing this move wouldn&#8217;t sit well with their top real estate advertisers, in late June A.H. Belo sent a representative from Belo Interactive Media to their top five clients (Briggs-Freeman, Allie Beth Allman and Associates, Coldwell Banker, Dave-Perry Miller and Associates, and Ebby Halliday Realtors) to give them an idea of what was coming, according to the sales rep and an official at Belo Interactive Media.</p>
<p>These brokerages had bought at least $500,000 or more in advertising over the past year. The brokers didn&#8217;t exactly jump for joy when they heard the news from A.H. Belo, according to the sales rep,.</p>
<p>&#8220;A.H. Belo doesn&#8217;t care. They know there is going to be collateral damage and they are doing their best to keep the damage at a minimum,&#8221; said the sales rep.</p>
<p>A.H. Belo and <em>The Morning News</em> are banking on the future of the dallasnews.com website as a &#8220;life engine&#8221; and they see ad sales online and in print as something that can no longer carry the financial load, the sales rep said.</p>
<p>&#8220;Dallasnews.com is trying to make itself not just a news information site, but also a marketplace. A life engine where people can go and shop. This is the future,&#8221; said the sales rep.</p>
<p>The next logical question is can traffic to the &#8220;home center&#8221; portion of dallasnews.com make the $2 million investment in Sawbuck Realty worthwhile? We already know that Sawbuck Realty (and in turn A.H. Belo) gets 30 percent off the top of every commission (from the buying agent) that comes from a successful sales lead. The majority of those commissions will more than likely come from a pool of potential home buyers who visit the &#8220;home center&#8221; looking for a home.</p>
<p>When it comes to unique visitors, the <a title="Link to dallasnews.com's homecenter" href="http://www.dallasnews.com/classifieds/homecenter/" target="_blank">&#8220;home center&#8221;</a> gets an average of about 65,000 unique visitors a month, according to Chewy Redding, Belo Interactive Media&#8217;s product manager.</p>
<p>This represents about 4.3 percent of the total number of unique visitors who travel to the dallasnews.com home page each month looking for news (I was told they&#8217;ve been averaging somewhere in the ballpark of about 1.5 million unique visitors a month during the A.H. Belo/Sawbuck Realty conference call).</p>
<p>How does this all play out in the future? No one knows for sure, but it&#8217;s a safe bet that dallasnews.com will take more steps to head in the &#8220;life engine&#8221; direction as ad sales online and in print continue to diminish and consumers get more comfortable with making big transactions online.</p>

<p>Just to warn you the quality of the audio ain&#8217;t great. Due to some extenuating circumstances I was participating via my iPhone on speaker phone setting so my recorder could pick up the conversation. If it sounds like I&#8217;m shouting in your ears I sincerely apologize.</p>
<p>If you want the quick summary of the A.H. Belo/Sawbuck deal here it is:</p>
<p>- A.H. Belo has invested $2 million in Sawbuck Realty.</p>
<p>- Sawbuck&#8217;s site will become the new face of the &#8220;Home Center&#8221; portion of The Dallas Morning News Web site.</p>
<p>- Clients who contact Sawbuck Realty to enquire about a home for sale will eventually be put in touch with a local &#8220;partner&#8221; agent who will show them the home and represent them as the buyer&#8217;s agent.</p>
<p>- If a home is sold via a lead from Sawbuck, Sawbuck will take 30 percent off the top of the 3 percent buyer&#8217;s agent  commission.</p>
<p>- A.H. Belo will not directly receive proceeeds from these commissions, but they do have a stake in the company.</p>
<p>- Partner agents will be determined based on experience and other criteria set by Sawbuck. (I&#8217;ve heard five years experience and and at least 50 sales over the last five years.)</p>
<p>- A.H. Belo will continue to pursue traditional forms of ad revenue from real estate agents and brokerages. <em>Good luck with that.</em></p>

<blockquote><p><span class="vitstorybody"><span class="vitstorybody">A.H. Belo Corporation, publisher of <em>The Dallas Morning News</em>, is investing in Sawbuck Realty, an online real estate broker that will bring its services this year into A.H. Belo&#8217;s territories in Southern California, Rhode Island and North Texas.</span></span></p>
<p>Sawbuck is expected to announce today that A.H. Belo has joined Sawbuck&#8217;s two co-founders, Guy Wolcott and Steve Barnes, in a $2 million round of investment in the young company. The individual contributions were not disclosed.</p></blockquote>
<p>I&#8217;m in a conference call with A.H. Belo and Sawbuck Realty right now. As soon as it&#8217;s done we&#8217;ll get you audio from that call. Until then, jump for the interesting part of the DMN story:<span id="more-4265"></span></p>
<blockquote><p><span class="vitstorybody"><span class="vitstorybody">As a real estate broker, Sawbuck will be able to list all Multiple Listing Service properties, [Chewy] Redding said. At present, visitors who go to dallasnews.com may see only 70 to 80 percent of the listings, he said.</span></span></p>
<p>He described the reaction from Dallas-Fort Worth area brokers briefed on the new arrangements as mixed.</p>
<p>Sawbuck refers any sales leads to agents or brokers locally in exchange for a 30 percent share of the commission. <em>The Dallas Morning News</em> will not share directly in that commission, although it would benefit indirectly from its investment in Sawbuck, Redding said.</p>
<p><em>The News </em>will continue to sell advertising to local brokers and agents who want to enhance their listings with logos and contact information. In those cases, customers would contact that agent or broker directly, and Sawbuck would be bypassed.</p>
<p>&#8220;Our advertisers won&#8217;t see a lot of change when Sawbuck is on our site,&#8221; Redding said.</p>
<p>David R. Ellett, A.H. Belo senior vice president and president and general manager of Belo Interactive Media, said A.H. Belo&#8217;s investment is not huge, &#8220;but I think it is a strong signal that we believe that this is an enhancement to the real estate solution we bring to the market.&#8221;</p>
<p>In addition to search and referral, Sawbuck also touts lower mortgage rates and closing fees as part of its package of services.</p></blockquote>

			<content:encoded><![CDATA[<p>Wow, Josh, so this is the big story I heard bits and pieces of all last week. Very interesting. Here&#8217;s what I know about <a href="http://www.sawbuckrealty.com/">Sawbuck Realty</a>: it&#8217;s an &#8220;alternative brokerage&#8221; without brick and mortar, launched in the D.C. area, and likes to partner with top-producing, hand-picked real estate agents in a given community. They are expanding rapidly.</p>
<p>Sawbuck&#8217;s business model serves consumers at the beginning of a transaction by offering an online, map-based search system for local listings &#8212; I mean all local listings, everything in the MLS &#8212; hence this new affiliation with The Dallas Morning News is, I suppose, going to take the MLS to the DMN website. Then Sawbuck refers the buyers to an agent in the company&#8217;s referral network, in our case, a Dallas agent. They take a referral fee of about 30% from every closed transaction. I guess, in this case, the DMN will take the fee. Looks like they are sending the agent a white hot lead: the company claims that 50% of leads become closings. And get this for drawing in consumers: Sawbuck is said to offer buyers a no-fee mortgage and settlement package, as well as all the property information online at the beginning of a search.  Sawbuck&#8217;s co-founder, Guy Woolcott, has said his company does a lot of work to qualify the buyers prior to sending that referral. Last year, here&#8217;s what he told <em>Inman News:</em></p>
<blockquote><p>&#8220;We&#8217;re actually contributing something to the deal,&#8221; Wolcott said. &#8220;We&#8217;re not just flipping (agents) a lead; we&#8217;re giving them a real buyer.&#8221;</p>
<p>The company offers live chat on its site so that consumers can ask questions without being connected to an agent and then choose to be connected when they are ready.</p>
<p>The agents that Sawbuck refers buyers to are hand-picked, and the company prefers to partner with experienced, top-producing agents who often are a part of a team, he said.&#8221;</p></blockquote>
<p>My sources tell me they first heard about this Thursday when their giddy DMN ad reps paid them a visit, and they were shown a spiral notebook they had to return and keep very mum about the contents. The company launches Dallas August 1.</p>
<p>My head is swimming. This could be a brilliant partner$hip move on the part of the DMN &#8211; what is Belo&#8217;s stock symbol again? (Dialing broker now.)  They know that 95% of all real estate searches begin on line and online is where real estate is headed. Traditional brokerage models are antiquated &#8212; the cost of doing business never goes anywhere but up.</p>
<p><strong>But gosh, how would you like to be a broker who has paid bazillions to advertise in the DMN all these years and now come to find them a <span style="text-decoration: line-through;">competitor</span> colleague?</strong> <span id="more-4201"></span></p>
<p>I&#8217;ll bet there are going to be some meetings this week. Also, real estate laws vary from state to state. In Texas, brokers own the listings. I cannot see brokers paying the DMN 30% of their split. Many of the tip-top producers are pulling in close to 90% of that 3 per cent commission. And Sawbuck deals with first-time home buyers (the most high maintenance, to be honest) who are buying average-priced homes, say $150,000. The typical commision split is 6% &#8212; 3% to buyer&#8217;s agent, 3% to seller&#8217;s agent. Of that 3%, the newer agents are lucky to take home 1.5% &#8212; $4500 on a $150,000 home sale. Are you telling me that the DMN will get $1350 of that agent&#8217;s commission split?</p>
<p>On his <a href="http://www.sawbuckrealty.com/blog/entry.aspx?e=19">company&#8217;s blog</a>,  Sawbuck co-founder Guy Woolcott said that &#8220;79 out of every 100 adults in the USA is a real estate agent.&#8221;  Yet we know that a small percentage of those agents are making the really big bucks. (Most are making nothing at all.) He thinks one reason is the agents are paying more to outside sources for leads, presumably advertising. But at a recent social networking realtor seminar, agents were urged to dump direct-mail and newspaper advertising for the virtually free social networking. I also glean from my reading that Woolcott wants to attract the kind of high-producing agents who muscle the 90% split. Problem is, those agents are not selling to first-time, entry-level homebuyers.</p>
<p>Sharing MLS information usually goes over about as well as shaking someone&#8217;s hand and telling them oops, I have a staph infection. There are murmurs of uniting every state MLS into one giant entity. And as far as saving buyers money on title policies, title fees in Texas are set by Texas Department of Insurance. The free mortgage sounds neat &#8212; um, I&#8217;d like a definition of free &#8212; but I was with twenty North Dallas agents Friday for two hours and I heard horror story after horror story about the new pickiness of underwriters &#8211; requests for second appraisals at the last minute &#8212;  it&#8217;s all driving buyers crazy and killing many a deal.</p>
<p>But I&#8217;m intrigued. I&#8217;ve been waiting for this to happen in Dallas now for two years. There&#8217;s Redfin, Trulia, Zillow, ActiveRain, HomeGain (which I think is owned by a newspaper consortium that includes either Belo or A.H. Belo). The mission is to make listings and sales transactions as transparent as possible on line. Brokers here choose to share their information with the MLS &#8212; what if they decided not to share anymore? Where would Sawbuck get it&#8217;s listings? I&#8217;m sure the local brokers want to play nice, but will their agents like one more entity&#8217;s paws on their commissions? Fasten your seatbelts, folks, this is going to be a very interesting ride.</p>
<p>Update: Sawbuck <a href="http://www.sawbuckrealty.com/blog/entry.aspx?e=15">would have testified </a>at the Justice Dept vs. NAR/MLS lawsuit had it gone to trial.</p>

<p>Jones said he was inspired to create the contest in part because his friend owns the Austrian hotel. The other part would be the flood of homes on the market making it slightly harder than normal to find a buyer:</p>

What I have heard from local experts: we are in for a spring market like we have never seen &#8212; volume wise. Folks who have not had homes on the market, those waiting on the sidelines, are signing listing agreements left and right. Allie Beth Allman has &#8212; are you sitting down &#8212; more than $800 million in listings. Consumers, say many experts, think that we may have hit the bottom.</p>

<p>(Dallas, Texas / January 20, 2009)   The first comprehensive study of the corporate websites of the nation&#8217;s 500 largest brokerage firms concludes that good websites are few and far between. <em>The Top Ten Brokerage Websites in America </em>report, however, ranks BriggsFreeman.com #3 in the nation.  The website for Briggs Freeman Real Estate was also the only site from Texas included on the &#8220;Top Ten&#8221; list.</p>
<p>The recent report was presented by REAL <em>Trends</em>, Inc., and 1000Watt Consulting.   The list studied was based on the annual REAL <em>Trends 500 </em>list.  Each website was reviewed according to several criteria, including usability, content, features and design.</p>
<p>As reflected in the report, &#8220;From design to content, the Briggs Freeman website does important things right.&#8221;</p>
<p>1000Watt Consulting co-founder Marc Davison noted that most online real estate sites in general are still trying to woo agents, and agents don&#8217;t use them.  Consumers do.  &#8220;Briggs Freeman built a website engaging to the user,&#8221; said Mr. Davison.</p>
<p>According to a survey conducted by the National Association of Realtors, with participation from the Texas Association of Realtors, eighty-eight percent of home buyers in 2008 used the Internet to search for homes.</p>
<p>Briggs Freeman&#8217;s own figures reflect this trend.  The company received a 47 percent increase in the number of visitors to their website from 2006 to 2007, and a 49 percent increase from 2007 to 2008.</p>
<p>Christie&#8217;s Great Estates, which selected Briggs Freeman as their exclusive Dallas affiliate, reported that the traffic volume on the Christie&#8217;s website increased from over 4 million in 2005 to almost 8 million in 2007.</p>

			<content:encoded><![CDATA[<p>Pay attention to this lawsuit as CondoDomain moved into the Dallas area last fall. It appears this may be another discount versus traditional broker battle, which we may be seeing more of. Why do we care? The outcome could well dictate brokerage changes.</p>
<p>Two major investors in CondoDomain.com, a Boston-based condo marketing and search portal site, are suing the site&#8217;s founder and the company. (You can sue your own company?) CondoDomain morphed into a real estate brokerage one year ago. The investors charge the business model change &#8212; i.e. becoming a broker &#8212; violated an existing business contract.</p>
<p>It seems those investors are also brokers &#8211;  managers at Otis &amp; Ahearn Inc., a large Boston real estate brokerage firm that specializes in the marketing and sale of condos.</p>

			<content:encoded><![CDATA[<p>Dallas Dirt has just learned that the real estate sales dynamic duo of Erin Mathews and David Nichols has left Briggs-Freeman Real Estate Brokerage and will be hanging their sales shingle at Allie Beth Allman &amp; Associates effective Monday morning. I&#8217;m told the split has been entirely amicable. Erin and David were number 35 on the Wall Street Journal&#8217;s top producing U.S. Realtors list. All their associates, including office manager Fran Cox and Erin&#8217;s handsome son Travis, will also be making the move to Allie Beth Allman. 			<content:encoded><![CDATA[<p>A friend in Massachusetts told me about a couple-swapping ring going on at their country club &#8212; how risque! This I can handle: the <a href="http://www.dentonrc.com/sharedcontent/dws/dn/latestnews/stories/121608dnmethouseswap.3cd5ced.html">DMN ran a cool story on house swapping</a>. I understand house-swapping is a trade, an  &#8221;I agree to buy your house, you agree to buy mine&#8221; transaction. Like consensual swingers, potential home swappers post pictures (&#8221;House Porn&#8221;) and descriptions of their homes online, hoping to attract other homeowners looking to trade. (Do they fudge on details, like 6500 square feet and oceans of granite when really those are 12 by 12 granite tiles?) Ideally, they buy each other&#8217;s property and even better, no STDs!</p>
<p>The National Association of Realtors does not track swap sales, but a number of <a href="http://goswap.org/">house-swapping websites </a>have popped up in the last couple of years, most reporting steady increases in online swap postings, like Craigslist, which reported a 30 percent increase in house-swap listings in 2008 over last year.</p>
<p>So I wish I had asked our teacher about this in school. Vitally,  what is the role of the Realtor? I would imagine it would be business as usual for Texas agents, but since out-of-state agents are considered &#8220;foreigners&#8221; here until they obtain a Texas license, wonder if you have to use an agent or an attorney if the swapper is in another state? And I imagine there are some horror stories out there &#8212; about the houses, not spouses &#8212; anyone?</p>
<p>PS: Another trend agents tell me we are going to be seeing more of: owner financing. Stay tuned.</p>

Today was my last full day of class at Champion School of Real Estate before my elective and then &#8212;<em> I take the state exam! </em>I am getting my real estate license to be a better real estate reporter for the D Empire and our forthcoming new website. Learned a ton &#8211; have TOTAL new respect for agents and brokers. From remembering intermediary to sub agent to IABS forms always need to be in size 10 type to HB 489 to independent contractor status to TRELA and TREC, ostensible authority and agency by estoppel, MLS to agent with appointment, without appointment, all I know is HOW DO YOU AGENTS DO IT? And I need an appointment with a glass of wine!</p>
<p>But, while I was ensconced in academia, history was made in the interest-rate realm. <p class="textbodyblack3" style="margin: 0in 0in 0pt;"><strong><span style="font-size: 12pt; color: #4f6228; line-height: 150%; font-family: 'Comic Sans MS';">In our commitment to be the &#8220;Go To&#8221; source for market information, we felt that this important information could not wait until the end of the week.  As you may be aware,  the Fed Committee </span></strong><span style="font-size: 12pt; color: #4f6228; line-height: 150%; font-family: 'Comic Sans MS';">created today a new target range for its Fed Fund rate so that it will hover <span style="background: yellow;">between an unprecedented 0-.25 percent (which means the target decreased .75-1.00</span>)! That dramatically lowers the Fed&#8217;s targeted rate, called the federal funds rate, which had stood at 1 percent.</span></p>
<p class="textbodyblack3" style="margin: 0in 0in 0pt;"><span style="font-size: 12pt; color: #4f6228; line-height: 150%; font-family: 'Comic Sans MS';"> </span></p>
<p class="textbodyblack3" style="margin: 0in 0in 0pt;"><span style="font-size: 12pt; color: #4f6228; line-height: 150%; font-family: 'Comic Sans MS';">The bold move surprised economists, most of whom were predicting the Fed would cut the funds rate in half to 0.50 percent. The funds rate is the interest banks charge each other on overnight loans (and is a daily moving target).  </span><span style="font-size: 12pt; background: yellow; color: windowtext; line-height: 150%; font-family: 'Comic Sans MS';">With the Fed&#8217;s key rate dropping to rock-bottom levels, the central bank is moving into uncharted territory.  <strong>The cut of .75-1.00, (to a new target rate of 0-.25), makes this a historical move and the lowest Fed Fund Rate- ever</strong></span><strong><span style="font-size: 12pt; color: #4f6228; line-height: 150%; font-family: 'Comic Sans MS';">.  Our phones (and yours) will start ringing, so what do these numbers mean for the consumer?</span></strong></p>

<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">First a little history (ok, don&#8217;t glaze over- it is important that you know how to explain this to your clients who ask- and it is also great conversation to throw out at your next Christmas party <img src='http://dallasdirt.dmagazine.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> ).       The <strong>Fed Funds Rate </strong>is the rate banks charge each other to borrow money or the &#8220;wholesale&#8221; cost to borrow money.  The rate is short term &amp; is often referred to as the &#8220;overnight lending rate.&#8221; It changes daily and is a sensitive indicator of general interest rate trends. The Federal funds rate is one of the two interest rates controlled by the Fed (the other is the Discount Rate- what banks borrow overnight from the Fed). <span style="color: #1f497d;"> </span><strong><span style="background: yellow;">It is important to note also here that the Discount Rate was decreased to .50 today (another unprecedented and historical decrease of .75)- which again is the lowest ever in the history of our economy</span><span style="color: #4f6228;">.</span></strong><span style="color: #1f497d;">   </span></span></p>

<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">So, when you hear that Fed Chairman Bernanke has &#8220;lowered (or raised) interest rates&#8221;, they&#8217;re talking about the Federal Funds Rate.  The Federal Open Market Committee (FOMC) meets eight times per year wherin they set a target for the federal fund rates (although they can &#8211; and have- changed it outside the scheduled meetings)   Other rates, including the Prime Rate (typically @ 3% higher than Fed Fund), derive from this base rate.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';"> </span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">The Fed&#8217;s most important role is to fight inflation, deflation, recession &amp; keep the economy on track.  How do they do this?  They do this by influencing the cost to borrow money with the Fed Funds Rate.  <strong><span style="background: yellow;">This historical move is to attempt to loosen credit lines so that businesses and individuals can obtain short-term credit again and so that more people will be prone to purchase.   This should simulate more inventory selling, and hopefully more jobs available so that the employees can then purchase more (and the cycle goes on).  In addition, this historical move is further triggered by the announcement  today that the Consumer Prices dropped more in November than any other month on record (ever!), due in large part to falling gas and energy prices. Based on these numbers, inflation is almost non-existent and now shifts thinking towards fears of deflation. Also today, housing starts for November came in at their lowest level since records began in 1959, and building permits were reported at record lows.   These types of numbers is the effect of the &#8220;food-chain&#8221; economy-  people are scared so they don&#8217;t purchase, then companies lay off because their goods are not purchased, then their laid off employees cant purchase&#8230; and the circle of recession goes on and on.   With this historical cut, the Feds are hoping to infuse confidence.  So far, though, the Fed&#8217;s aggressive rate reductions have failed to stabilize the economy- hopefully this cut will be one that does the job (we really cant go any lower than 0.00)!</span></strong></span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';"> </span></p>
<p class="textbodyblack3" style="margin: 0in 0in 0pt;"><strong><span style="font-size: 12pt; background: yellow; line-height: 150%; font-family: 'Arial', 'sans-serif';">Contrary to popular belief, the Fed or the Fed funds rate does NOT control the fixed rate for mortgages</span></strong><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">.  The fixed rates are based on the mortgage bonds.    <strong><span style="background: yellow;">Historically, fixed rates have moved in the opposite direction of a Fed move</span></strong><span style="background: yellow;">.  When the Fed decreases the Fed Funds rate, it is typically a bad thing for the bonds (fixed rates).  </span></span><strong><span style="text-decoration: underline;"><span style="font-size: 12pt; background: yellow; color: #4f6228; line-height: 150%; font-family: 'Arial', 'sans-serif';">So what we see is that many times when the Fed Fund decreases, mortgage rates (fixed rates) actually increase</span></span></strong><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">.  </span><strong><span style="font-size: 16pt; background: yellow; color: #632423; line-height: 150%; font-family: 'Comic Sans MS';">But wait- there&#8217;s more&#8230;&#8230;</span></strong><span style="font-size: 12pt; color: #1f497d; line-height: 150%; font-family: 'Arial', 'sans-serif';">    </span><span style="font-size: 12pt; line-height: 150%; font-family: Wingdings;">J</span><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">   <span style="background: yellow;">Along with the announcement today of the Fed Fund historical decrease, the Feds also announced that they will continue to purchase Mortgage Backed Securities (MBSs)- this along with the announcement late last month to buy $600 billion in debt and mortgage-backed securities from mortgage giants Fannie Mae and Freddie Mac <strong>should actually push mortgage rates down even lower</strong> in the next few days.   We are currently seeing a huge rally in bonds and in stocks.  This rally of the bonds is directly from the MBS announcement, NOT the Fed Fund or Discount Rate historical cut</span>.</span></p>

<p class="MsoNormal" style="margin: 0in 0in 0pt; line-height: 150%; text-align: justify;"><strong><span style="font-size: 12pt; line-height: 150%; font-family: 'Arial', 'sans-serif';">So, what does the actual Fed Funds Rate <em>directly</em> impact?  The Fed Funds rate directly impacts the prime rate (which as stated above is typically @  3% above fed fund rate and is a lending benchmark), the adjustable rates &amp; many others including credit card rates, consumer loans, etc.  <span style="background: yellow;">However, it is important to note that it may take up to six months to get the full effect of a Fed Fund cut.  Let&#8217;s hope that this effect is lasting and positive for an economy that desperately needs a boost</span></span></strong></p>

Purpose: learn real estate law and become a better real estate reporter. So while <a href="http://www.dallasnews.com/sharedcontent/dws/classifieds/news/homecenter/realestate/stories/DN-Realtors_10bus.State.Edition1.3d76b10.html">Steve Brown is sunning himself in Orlando</a> at the NAR, I&#8217;m learning contract law. So much was jammed into today  &#8212; but a few things are dancing on top of my addled brain. Since 1837, Texas has been a great state for Homestead protection from unsecured debts. There are only five ways a creditor can get their hands on your home in Texas: failure to pay taxes of any kind (such as income), mechanics liens, not paying your morgage or home equity loans (as of 1998) and a real shocker, failure to pay homeowners association dues! (I think that is a bit drastic.) Don&#8217;t think you&#8217;ll save money by not having an agent: it can actually cost you more. Our instructor told us how a couple moved here from California, flush from selling their West Coast hacienda, and paid $227,000 for a home when the neighborhood comps placed the value below $200K. A few more posts, and then I have to study &#8212; my kids are telling me I&#8217;ll be grounded if I don&#8217;t get As and&#8230; we have a test first thing in the a.m!</p>
