			<content:encoded><![CDATA[<p>Texas pushed aside Virginia as the best state to be for business on <a href="http://www.cnbc.com/id/37642856" target="_blank">CNBC&#8217;s Top States for Business list.</a> Doesn&#8217;t take a Rhodes Scholar to figure out why this is good for real estate. Our economy in this state is the 15th largest in the world. To get your head wrapped around that, it&#8217;s larger than all the Scandinavian countries combined.</p>

<p>We are home to 64 Fortune 500 companies, more than any other state, and those now come in a wide variety of  industries, no longer just oil, though oil, women with big hair and Cadillacs is what we are known for. Which is a good thing because we are no longer dependent on the swings in barrel pricing. Besides, the JR Ewing image is kind of fun.</p>
<p><a href="http://www.cnbc.com/id/15840232/?video=1540956458&amp;play=1" target="_blank">KXAS-TV&#8217;s Ashanti  Blaize</a> says we also managed to avoid  the worst of the real estate crisis:</p>
<blockquote><p><strong>“While in other major cities we’ve seen condo high-rise  projects either slowed or come to a screeching halt, in Dallas we&#8217;ve seen an  influx of some of those projects,” says Blake.</strong></p></blockquote>
<p>But be forewarned, we may not hold the crown for long. The report also says rising commercial rents and high wages hurt the state in the  all-important <strong><strong><strong><a href="http://www.cnbc.com/id/37516039/" target="_blank">Cost-of-Doing-Business</a> </strong></strong></strong>category, where it comes in at number 30. Can you say Franchise Tax? I don&#8217;t know how long ago that CDB study was done, because I&#8217;ve seen commercial rents come down significantly. And the jury is still out on the downtown condo market. We&#8217;ve had our influx, but now the trick is to fill them with warm, mortgage paying bodies &#8212; or preferably, cash!</p>
<p>Texas was one, Virginia two, Colorado three, North Carolina where everyone I know seems to be buying or building a second home four, and surprise surprise <span style="text-decoration: line-through;">Taxachusetts</span> Massachusetts was number five. Could that have anything to do with the fact that <a href="http://www.zillow.com/blog/ted-kennedys-dc-home-on-market-for-7995000/2010/07/14/?utm_source=feedburner&amp;utm_medium=email&amp;utm_campaign=Feed%3A+ZillowBlog+%28Zillow+Blog%29" target="_blank">Ted Kennedy is no longer there????</a></p>
<p>Update: Go figure. Now I&#8217;ve just read <a href="http://www.cnbc.com/id/38148092?slide=9" target="_blank">CNBC&#8217;s most expensive states to live in</a>, and Massachusetts is right there on the list. You could rattle this list off in your sleep and save thousands in research fees: California, New York, Connecticut, Massachusetts, Alaska, Vermont (Ben and Jerry&#8217;s???) , Maryland, Rhode Island, New Jersey. Looking at that list it is clear that our affordable housing keeps us off it. I paid $2.00 for a dozen (free-range, hormone-free) eggs yesterday at Tom Thumb.</p>

In fact, PCB now owns an entire block on McKinney.  Word on the street is that PCB is in the deal for $8.5 million; they are going to hold the land for a year and play wait/see. Smart move because what is happening downtown could be moving northward: Downtown Dallas is starting to attract more and more office tenants, due to rental rates falling to rock bottom prices. And we&#8217;re not alone. <a href="http://www.bloomberg.com/news/2010-07-08/office-vacancies-in-u-s-business-districts-fall-for-first-time-since-2007.html" target="_blank">Bloomberg just reported </a>that office vacancies are down in NYC, Philly, DC, Boston and San Francisco.</p>
<p><strong>The Houseman Building</strong> at 400 North Akard is being  restored and apparently filling up quickly.<a href="http://www.pandblive.com/" target="_blank"> P&amp;B Live,</a> an actuarial and benefits firm that helps companies leverage resources spent on benefits,  payroll,  recruiting, and retirement, has taken a whopping 4000sf in the Houseman, and P&amp;B is the latest  company to move its corporate headquarters to downtown. The company has national offices in Austin,  Medfield, MA and Minneapolis, and is set to take the space over in September. Houseman is <a href="http://www.mattoxgroup.com" target="_blank">still filling, fielding many calls.</a></p>
<p>And get ready for this: a commercial property flip! 1910 Pacific, a class A office tower that Boxer properties just purchased  three months ago for approximately $4.5 million, is back on the market for $12.9 million+. Surely they Cloroxed and renovated but&#8230; awesome $6 m???? And does this mean it&#8217;s Miller Time?</p>
<p>As you can see from this chart, downtown Dallas asking rents took a nosedive in late &#8217;08, but are bleeping upwards. Remember, what&#8217;s good news for commercial is frosting on the cake for residential&#8230;</p>

I want to create the perfect baby-boomer development in Dallas south of LBJ. It would consist of contemporary homes, Austin-style (with metal roofs, indigenous stone and materials), green (highly insulated, tankless water heaters), energy efficient, nothing much more than 3000 square feet. Each home would have a small yard for gardening, outdoor showers for pets and dirty spouses. Each home would have knock-out kitchens with breakfast/morning rooms and master bedrooms, no dining rooms, studies, and two smallish bedrooms for guests. You could even have little fun alcoves for grand children. We would have basements for wine cellars and tornado rooms. The studies would have cool Murphy-type beds for overflow guests and there would be Jack and Jill bathrooms. Best of all, you could turn off the HVAC system to those guest rooms. There would be roomy garages with finished floors (in case you ever wanted to have a party there) with storage closets for all the crap we accumulate. One would be called the &#8220;Come and get it or it&#8221;s donated&#8221; closet, the other the &#8220;things I will do someday, really&#8221; closet.  (My husband will need three of those.) There would be security and concierge services in case we wanted them, or in case we wanted to stay for an extended time at our second home or the psych ward and wanted someone to keep an eye on the house, water the plants, drive us to DFW. No community clubhouse and pool, that would drive up the cost of the home association dues. Oh Lord, we&#8217;d have to have one of <strong><em>THOSE</em>,</strong> I guess. It would be small, but no Napoleanic complex. The only thing we would outlaw would be turrets. We would not foreclose on homes if you didn&#8217;t pay your dues, we&#8217;d just call in the Mafia. Lots of trees shading the homes and a greenbelt to walk the dogs, kids, geriatrics. Gated for security. Electronic gate like GWB&#8217;s, not one of those silly guardhouses where pretend guards shoo anyone in.  I&#8217;m thinking of this for the property <a href="http://www.henrysmiller.com/propsearch/b_detail.cfm?propidnumber=3992" target="_self">pictured here at Central and Walnut Hill Lane</a>.</p>
<p>I&#8217;m thinking $800,000 apiece. Yes, I am sober.</p>
<p>OK, so every week or so I&#8217;ll find a plot of land and we can all play the developer game: tell me what you would do with the dirt. How would you develop it? What would you build? Would you have a home owners association (necessary evil) and what would you outlaw? Please, let&#8217;s stick to design and architectural elements and styles, not people, though that is VERY tempting.</p>
<p>OK, it&#8217;s Monday &#8212; let&#8217;s play. What would you do with <em><strong>THIS</strong></em>?</p>

<p><strong>Midland</strong> is about a con artist named Bob (not Tiger) who juggles love with two women in two cities (Dallas and Houston? I hope they don&#8217;t get the Neimans  accounts confused) and Voight, a powerful Texas legend,  is the father of one of the ladies. Scenes were being shot in his &#8220;office&#8221; on the 26th floor overlooking the city. I overheard some of the scenes today and it sounds like this Bob guy is very confused. Over love.</p>

Well, soon there will be more Joule joy on Commerce: last year, <a href="http://www.realestatechannel.com/us-markets/commercial-real-estate-1/westmount-realty-capital-joule-hotel-1600-main-street-holdings-lp-cliff-booth-neiman-marcus-1373.php" target="_self">the hotel in the 1920&#8242;s neo gothic bank building acquired five buildings on Commerce Street</a> where it will take a nice big stretch with more guest rooms, a ballroom, and general hotel space plus a Commerce Street entrance. (Maybe another eatery?) And Dallas Dirt has learned that Dallas-based <a href="http://www.forrestperkins.com/">Forrest-Perkins</a> will be handling the design. This is interesting for several reasons. Forrest-Perkins did interiors at The Stoneleigh Hotel and was set to do the interior design on the Stoneleigh Heritage Tower, which was put on fiscal eterna hold until <a href="http://dallasdirt.dmagazine.com/2010/02/25/saint-stoneleigh-meet-the-man-who-bought-the-stoneleigh-residences-out-of-bankruptcy-already-sold-the-penthouse/" target="_self">Stoneleigh Savior Mehrdad Moayedi</a> swooped in and bought it in February. (You heard it here first!) Also, the interiors of the Joule were initially done by <a href="http://www.tihanydesign.com/" target="_self">Adam D. Tihany, </a>a well-known New York City-based interior designer who also did the interiors at Le Cirque, probably why I had deja vue a few weeks ago when I was in New York sipping at Le Cirque.</p>

			<content:encoded><![CDATA[<p>Last week we learned that 42 acres at the intersection of Walnut Hill Lane and Central Expressway are en route to the foreclosure chopping block vis a vis Wachovia Bank; this week we learn that <a href="http://www.dallasnews.com/sharedcontent/dws/bus/industries/commrealestate/stories/092309dnbuslovers.1a4fabcc7.html" target="_blank">Compass Bank has taken over the Signature Pointe Apartments in East Dallas</a>, which were supposed to be transformed into<span style="text-decoration: line-through;"> yet </span>another snazzy Dallas shopping/living/retail center, following the steps of the uber successful development Mecca, West Village. (If I had a dollar for every developer who said to me, &#8220;we are striving for a West Village-type atmosphere&#8221;, I&#8217;d have enough to cover how much over budget I was on the wedding!) As one of my commercial real estate sources puts it, no surprise, it&#8217;s tough all over: there will be similar stories ahead. What do you think the impact of this potential foreclosure will have on the area &#8212; East Dallas in particular?</p>

			<content:encoded><![CDATA[<p>From <a href="http://blogs.dallasobserver.com/unfairpark/2009/08/randalls_wants_to_raze_simon_d.php" target="_blank">UnFair Park:</a> it looks like Randalls wants to keep the new <a href="http://en.wikipedia.org/wiki/Simon_David" target="_blank">Simon David about the same size as the old one </a>that has been there for 24 years. I actually shopped at this store for ten years when we lived on Park Lane and Simon David was, to me, a precursor to Whole Foods. In fact, Dallas is one of the most competitive grocery store markets in the world so I would imagine Randalls wants Simon David beefed up. The residential area behind this store, aka the &#8220;bird streets&#8221;  is changing quickly from ramshackle rent homes to bungalows that have been remodeled with many a new construction. Property values definitely headed up here, Greenway has always been rock-solid despite the fact that the area is DISD.</p>

			<content:encoded><![CDATA[<p>I had totally forgotten that Ray Washburne helped found Phil&#8217;s Natural Food Market until I read the <a href="http://www.dallasnews.com/sharedcontent/dws/bus/stories/DN-washburne_16bus.ART0.State.Edition1.3cfc4af.html">business profile of him in Sunday&#8217;s DMN. </a>(Missing: I would have liked to know more about his personal life. Who was his inspiration?) I totally recall shopping at Phils on Lovers Lane and thinking it was the greatest thing since sliced bread, and I was very surprised when it did not grow. A few years prior, there was another &#8220;natural foods market&#8221; at Preston and Forest. Guess those stores were just ahead of their time. The article also sported great quotes from Henry S. Miller III on Washburne&#8217;s recent acquisition of Highland Park Village:</p>
<blockquote><p>&#8220;During the worst recession since the Depression, Washburne had the tenacity to seek out financing so his family could buy Highland Park Village for a hefty $170 million. <em>The Wall Street Journal</em> said no single U.S. retail property had sold for more this year, and the price per square foot of $680 may be the most paid for Dallas area retail this decade, or maybe ever.&#8221;</p></blockquote>
<p>Of course, recessions are when smart investors pick up property for (hopefully) pennies on the dollar. HPV was not a fire sale, but Washburne was undaunted in his hunt for financing. He&#8217;s already <a href="http://blog.peoplenewspapers.com/2009/04/16/reading-between-the-lines-of-the-larry-north-lawsuit/" target="_blank">making changes</a>. The Regent Theatres&#8217; lease has ended, but Washburne says it will re-open in the spring after a major remodel that will include dining. My guess is that the plans will include a very family-friendly, Studio Movie Grill-type idea to continue what Washburne called a &#8220;Beaver Cleaver&#8221; existence he enjoyed as a child in the Park Cities. The article also details how he worked his way through SMU, acquired rental properties and started a dorm &#8220;Ray The Carpet Man&#8221; carpet company while an undergraduate at SMU. The story of his college and pre-college entrepreneurship brought to mind another biz magnate from the 1970&#8242;s who went on to change life as we know it: <a href="http://en.wikipedia.org/wiki/Bill_Gates">Bill Gates</a>.</p>

I kind of like my privacy and lots of space. I like to let the dogs out at all hours without having to comb hair and don dark glasses to cover eyes without makeup. Once in a blue moon I like to garden. Some friends who have moved to condos from homes LOVE them &#8212; no more maintenance, valet at your fingertips. Others say it was the worst mistake of their lives: lack of decent closet space, weird smells, high maintenance fees, everyone minding your business. But condos have lower utility rates and multi-fam living is more green. That&#8217;s why I think developers should let potential buyers &#8220;try on&#8221; condos to see if they really like them.</p>
<p>This is a comment from a reader that was going to get buried. He/she already lives in a condo and is considering a move to &#8220;21&#8243; &#8212; what can we tell them:</p>
<blockquote><p> &#8221;I am a long time condo owner in another HOA but an considering moving to 21 Turtle Creek. Is it really bad? I am president of our Board and we try to treat owners courteously. We are very hands-on in our property management so we don&#8217;t go into debt but still maintain our property. Does 21 have frequent dues increases and assessments? We have had only 1 assessment and 5 dues increases in 26 years. Also, propably because we are not a high rise but are built around a courtyard, owners are friendly but not in your business. And, if you don&#8217;t want to valet park, can&#8217;t you just go in the garage and park yourself. Does everyone have to know all your comings and goings and who visits you and when? Thanks for any input.&#8221;</p>

Then he got his answer: no. But it was a great question: I wonder how many people know that many major developments are erected on dirt not necessarily owned by the developer or the person who owns the improvement? In Mexico, for example, until very recently foreigners who bought homes there owned the structure but leased the land from the state. (Beach property is still available in Mexico only as a land lease.) Usually the land leases are extended, sometimes they actually run out at which point the developer/owner can negotiate to buy the dirt. This happened to a developer friend recently who bought a condo in California on a land lease &#8212; the lease was up sooner than he realized and all the owners had to scramble to fork over several thousand dollars to buy out their dirt landlord, an Indian tribe.  I am curious as to the origins of this and wonder if it has anything to do with oil? Do property owners like to hang onto dirt just in case of a Spindletop? Couldn&#8217;t that be done by maintaining the mineral rights?</p>
