Not only did he participate in the landmark sale of a Dallas home, the biggest, most expensive spec home ever built — and now sold — in Dallas, but Dave Perry-Miller had a few other little closings that netted him his best week ever: $31 million in closings in SEVEN DAYS.
You know all about 3500 Beverly, how it sold for a wee bit over $11 million to Scott K. Ginsburg. Yes, Scott also has a contract on the house next door to (west of) 3500 Beverly — pure Ginsburg genius to bring that property into this estate because honestly, not to be rude, but the one complaint I kept hearing from everyone who looked at this home was “the property is not significant enough for a home of this size and stature.”
And no room for a real pool. So Mr. Ginsberg fixed that issue by doing what any normal person would do, he bought the home next door where he is going to built a pool and probably cabana. (I also hear he is doing some renovations to 3500 Beverly, in the master bath and a few other tweaks. Me? I think the home is perfection.)
So Dave and Gianna Cerullo sell 3500 Beverly; the property next door has not closed yet, that’s next week’s fun.
Dave also sold the Geoffrey Grant home at 10731 Bridge Hollow in the Creeks of Preston Hollow, which was listed at $4,950,000. Of course the final price was “Z’ed” (non-disclosed) but I am hearing the 13,000 square foot home went for just over $4 million. It was a huge bargain for the Chicagoan who bought it, he being an executive in the restaurant equipment business: the lot itself was about $2.9 million. That’s what now, three families living over there now? Beth Borman from Dave’s InTown office brought the buyer.
Then the two properties that had once belonged to Kelcy Warren, he of Energy Transfer Partners, the properties you will recall he traded for that $46.5 million Bootjack ranch in Colorado, in fact they were BOTH D Sales of the Weeks, well those are now also sold! 9122 Inwood Road , which was co-listed with Tom Rhodes, and 5323 Rockcliff.
But the whole week started with his closing of 4500 Fairfax, a deal worked with Lance Hancock, who brought in the buyer. Ironically, this was a client Dave first met in the early 1980’s when he was just starting out in the biz and certainly not selling mega-million dollar homes.
Not everyone who sells mega mansions is drinking champagne, I must say. Erin Mathews and David Nichols are moving some listings over at Allie Beth Allman, and have had a great past few months, as had Allie Beth herself. But I peaked at MLS and searched for homes in Areas 10, 11 and 25. There are 119 homes over $3 million listed in Areas 10 (Addison), 11 (Preston Hollow), and 25 (Park Cities) over $3M. Of those, only three, yes just three, have a contract on them. Now here’s a fun bit of irony: one of those listings belongs to Scott Ginsburg, who just bought Beverly. Dave is listing the burned-down Ginsburg estate at 4707 Park Lane, 4.66 acres for $10, 250,000.
Interesting. The fire in the former home of Dick and Ginger’s 4707 Park Lane was contained to the 3rd floor. No idea how, after paying 20 something million just months before, this could have been considered a total tear down. But hey, us little people don’t understand that high math.
congrats to Dave! That is great news!
oh, and this come at a great time. A $75m dollar house just sold in Beverly Hills along with a $40m house just down the street. Both houses were sold last week to two different Europeans.

@Race: Do you think Europeans are buying real estate here as investor safe keeping? I just heard today of a man who sold all his stocks and bought a townhome duplex, paid cash, he thinks the market is in for a huge correction. Anyone hearing this?

Any sense for what 9122 Inwood or the Rockliff properties went for? Those were both truly beautiful places.
I just don’t understand the attraction of 3500 Beverly, was there anything unique about it except for the record square footage put into a relatively small lot? Even if you pick up the lot next door the house hasnt bee designed to take advantage of the additional outdoor space. Maybe Ill understand when I move to Dallas in a year or so.
@ Caveat – The house has a garage that can easily store a fleet of high-cost autos. Scott Ginsburg owns Boardwalk Auto Group. Hats off to Dave Perry-Miller for selling the house to someone who could truly take advantage of one of its best amenities. Kudos to the great couple and their adorable kiddos; they are a wonderful addition to Highland Park!
I think most of these purchases made by europeans/russian’s here in America are long term investments.
I keep hearing of a huge correction, some people say 3%, others say 7%-13%, I highly doubt 13%. Wont be good for real estate, but will be awsome if you own a mountain of gold!
@Caveat I think fairly close to asking, but let me check. Also, get this: bought by same person. I am scrambling to find out who he is — I saw him while walking the property but had to behave. Damn that’s hard! I agree, RockCliff is spectacular!

@caveat: I agree, great family very welcome in HP. No doubt they will open up that house to many a charitable event as Scott and Heather always do. Congratulations!
@ Kate – Who is Heather? Did you mean Scott & Gina? If so, you’re right…they’re a dynamic couple with terrific toddlers. I like to sit back and people watch at functions. Gina is an amazing woman with a heart of gold. My husband and I have known ALL of Scott’s exes over the years, and this one is not a money-grubbing divorce-decreeing spiritual vampire like some of Scott’s other exes (HI, KHANH!!!). In my opinion, Gina is everything that Scott has always needed and wanted. I am so happy for their wonderful family, and am even happier that we all live in the same town now! Maybe I’ll see them at one of the Highland Park pools with their kids until their estate has been expanded (just like Troy Aikman did to his estate on Highland).
