Experts tell me that summer is a prime time for foreclosures. It’s hot, utility bills hit the roof, and most families prefer to move it all out before school begins in the fall. I’m gearing up for tomorrow’s first Tuesday auction at the Courthouse — my first ever! But I previewed some hot foreclosures with KXAS-TV’s Brendan Higgins last week. 3616 Beverly Drive is on the list — 8,000 plus square feet, slate roof, architectural design by Richard Drummond Davis no less, great location, and what could be a great price for a prime PC location. Here’s my foreclosure-shopping list thus far:
1. Mentor
2. Comfy shoes to walk around the courthouse
3. Notebook
4. Bottled water/sunscreen
5. Cashiers check for four million.
What else do I need?

I think you’ll enjoy it – it’s definitely a new experience if you’ve never been. The 1st time I went, I thought “what a dis-jointed, disorganzied mess” and “How does anyone know what’s selling??”
Typically, they don’t say the address very clearly, it’s more about the legal description of the property. You MUST have a list of the foreclosures or you won’t know what’s going on at all. It’s divided up by trustee, so you want to find the trustee for the property you’re looking for, and stick with them. Enjoy – and don’t let anyone knock you in the head while you’re carrying around those fat cashiers checks!
Take something to read or keep you busy, waiting for the property you want to come up
will become VERY boring! Also, break down that one cashiers check for 4
million into 40 checks for 100K….and lastly, don’t be too upset if Beverly
never comes up, a lot of times the higher-end properties or highly desirable
ones get negotiated through the attorneys and never even hit the courthouse
floor.
Oh, one more thing…it’s best to do this in teams, IF there is one property you really want, you need 3 or 4 people out there, it’s not just one person who reads out the addresses, there are 2 or 3 or even 4
