Victory Update & I Love Condo Life

Condos on the brain ( not condoms): my dear friend Michael Davis at Dallas Progress has some thoughts on Victory Park, which is ironic because I spent this afternoon at One Arts Plaza with Kyle Kearbey shooting video of a gorgeous 2 bedroom unit. This was the first time I have been inside a One Arts unit where I could kick the tires, open the cabinets and drawers. (Well, I only do that in some one’s home behind closed doors!) Am totally in love with the place, and cannot wait to post our video. Know what’s even cooler? Almost every tenant I ran into had a dog. Having been in NYC just two weeks ago, it is great to be up high and admire the view which changes dramatically depending on the direction in Dallas. But Michael is right: we cannot just wait for baby boomers to kick their kids out, then sell their Greenway Park, UP or HP homestead and POUF — move into a downtown condo. We need to get young people down there, and young people cannot afford $400 to $600 per square foot digs.  (Not unless they are trust fund babies, what my husband would call members of the Lucky Sperm Club.) Know what else would make downtown hop? A movie theatre, though I’m told they tend to bring on crime when added to a shopping center.  Thoughts?

    The vibe is great at One Arts and the residents have bonded as all good neighborhoods do…and just think how great it will be once the construction on Flora Street ends! I love seeing all the kids at Arts Magnet too. One Arts represents Dallas…fresh and new but with folks of all ages enjoying life!

    Victory has brought us a WOW cinema experience with their giant screens and public programming – but, I am with you – an Angelika- or Magnolia-like theater would be fantastic downtown. Somebody tallk to the guy that does the Studio Movie Grills to bring one into the Arts District – maybe Lucy Billingsley will fit a theater into Two Arts or Three Arts Plaza? Mark Cuban, please bring us another INWOOD Theater experience to the Arts District! (have you tried the bean bag seats?)

    Well, you can always hang around and have drinks at the restaurants and pretend you own a condo (like I do). Screen Door mixes a mean martini.

    Hmmm… perhaps a grocery store within walking distance? (Victory could use one of those too.)

    Victory Park is supposed to be getting a grocery store in the retail space below “The House.”

    I definitely echo the sentiment about $ per square foot…$700,000 +/- for a 1 bedroom condo seems a bit much for Dallas, TX.

    Too bad we don’t have more highrise options–it’s The W, The Ritz Carlton Residences, The Azure, The House, or One Arts Plaza if you want new construction–with a greater variety of price points for a greater variety of buyers (not everyone considers $400,000 entry-level).

    I have to agree with the statements made about price points. This is Dallas, TX not LA or NYC. If we want more younger couples or even singles to more downtown we need better pricing.

    One Arts Plaza is exciting. Lucy Billingsley has developed a vision that is outstanding. With the future development that is proposed that area could rival cultural hot spots throughout the nation.

    For a movie theatre to work downtown it would have to be carefully thought out and place exactly in the right spot. Victory Park development has slowed down. I have heard shops have already opened and closed in the short time its been open. That is not a good sign, maybe just unlucky timing. I don’t know.

    I do know that a grocery store is imperative for the success of a residential district like the Arts District. Putting in a Whole Foods or a nicely done Tom Thumb would service ALOT of markets down there.

    A movie theater? With the Opera, Meyerson, and Nasher…who has time? Also, the Nasher has movie nights. Flora street is absolutely going to be amaaaazing!

  • Victory Vision

    A few years ago there was a vision to develop homes in the uptown/downtown sky (The W, Azure, Ritz: I and II, The House, One Arts Plaza, etc.). Most are now complete but they’re still lacking something. What is that something? Oh yeah: $ales!!!

    As an intown resident/patron/enthusiast/loyalist, I hate to finally admit it…but I feel as though we’re currently over-developed. Some of the older highrises in the Turtle Creek area have not sold out yet, which means re-sales battle the developer, and a private seller can usually not offer as good of an incentive as the developer. Now on top of that we have more units from the newer highrises hitting the market. Yuck. Patience is key…
