More Company Coming To Dallas Dirt: Meet Worth Ross

Does the maintenance and repair of your home and investment properties drive you to drink? How would you like to manage properties — multiple — like 300 plus? That’s how Worth Ross spends his life 24/7, managing multi-family from posh single family rentals to the most upscale high rises on Turtle Creek. From saving homeowners hundreds in monthly association dues to boiler breaks to frozen water pipes, Worth has seen, heard and repaired it all. (Not himself, but I hear he has the best repair Rolodex in town and I just may get sticky fingers.) I thought we needed the voice of facility management experience right about now — and Worth will be sharing his deepest property care secrets with the readers of Dallas Dirt. (Feel free to send in questions. Here’s my first: how to save money, any, on energy costs. Specifically, the cost of crude is down so why haven’t Glacial Energy and TXU lowered our utility prices?) Hey, what works for Turtle Creek works for a home on say, Daria Place. Excuse me while I go make sure all our exterior faucets are frost proof: it’s so cold I need a mink just to read the thermostat.

    Well, I surely anticipate his commentary on “saving homeowners hundreds in monthly association dues” considering our HOA dues at 21 Turtle Creek have RISEN by hundreds of dollars to accomodate an assessment that was not of the original proposal to residents!

    AND Worth Ross Management is taking a pretty sweet percentage of the combined 14 million dollar assessment. No matter how many phases the’ve decided to spread it across now, 14 mil is still 14 mil!

    Worth Ross is the best thing to happen to 21 Turtle Creek in years. The total lack of value at 21 is directly related to the den of thieves (you all know who you are) that ran the building and NEGLECTED ALL MAINTENTANCE AND UPKEEP FOR DECADES. Things did not start to turn around until Worth Ross took over. 21 Stunned is typical of the owners at that building: A whiner and complainer who is part of the problem rather than part of the solution. Units in that building sell for less than $100 a foot. On Turtle Creek Boulevard for crying out loud. I wonder why???????????? The $30,000 a year “millionaires” who think they deserve a Turtle Creek address cannot and will not spend the NECESSARY MONEY to maintain their homes. Until these freeloaders and noodniks are driven out of that property (Diana Percy, the former manager, was making excellent progress doing just that), 21 Turtle Creek will continue to be a blight on the Turtle Creek corridor. By the way, Worth Ross obtained a $75,000 REFUND for the 21 Turtle Creek Homeowners Association from Atmos Energy a couple of years ago. THAT is effective property management.

    To be clear: I am ALL FOR the improvements – HAD they passed all at once in our original vote. Not what the HOA Board has come to now, where the significantly increased HOA dues will be chipping away at us FOR YEARS, rather than one lump sum we could have gotten financing for and paid off in 5 years.

    I am not a “30,000 millionaire”, and believe our property shouldn’t be the “joke of the block” (which it has become…listen up when people from the Warrington are walking their dogs!).

    In fact, I believe it was the OLDER generation that screwed it for us on the vote…not wanting to let go of their money for improvements to the building, talking of “fixed incomes” and the like. PUH-LEASE! Don’t talk fixed incomes to me when you have the valet guys park your Jag every night! They don’t want to spend the money b/c they’re never going to SELL and reap the rewards. They don’t care about the entire plan for the Turtle Creek shopping area that’s to come – they’re not gonna’ be here long enough to enjoy it! If anything, I’m starting to see a slight changeover in that more baby boomers and Gex X’ers are making their way into the building – and that’s GREAT! People that have a vision, and aren’t “stuck in their (cheap) ways”!

    As for Worth Ross, he seems like a nice enough guy, I just haven’t seen enough from him – yet. I simply don’t like the percentage the management company is taking off the top of the whole project. But I DO want the improvements…I see what’s to come, and what we CAN be! Seems to me, given the situation our property is in and the unhappy state of the homeowners (did you GO to last nights meeting???), they could forgo making their money off of this deal, and come up w/ a better solution to make their homeowners happy.

    That’s funny because my friends and I laugh at the Warrington residents. They pay over $100 thousand more for a similar sized unit at “21″. Is it nicer than “21″? Sure it is, but is it worth $100,000.00 more? I don’t think so. We both live in the best part of Dallas

    Additionally, the “21″ residents on the southside have a view of the Warrington while the residents of the Warrington’s Northside get a view of the junky balconies of “21″. LOL

    Yeah, and have you noticed that NOBODY is EVERY home at the Warrington? Must be nice to pay all that extra money, and it be your “Summer home” whatever.

    I face the southside, and it’s the same lights on, every night. I do applaud the folks w/ the huge Christmas trees and garland…gives me something to look at. :)

    I love “21″ as well…just not everyone in it, and all who sit on the board. I hate being the talk of the town…it’s just a lil’ embarrasing when other TC highrise residents along the ’strip’ have HEARD about “your board.”

    What is the deal with fellow residents of “21″ that can’t even acknowledge a simple greeting? I say hello or good morning in the elevator and rarely get even a grunt in response. I am fortunate that I have some really nice folks on my floor. A few friends in the building have noticed the chilly reception among residents of “The Gay and the Grey” too.

    HOH! OMG, almost spit out my drink at “The Gay and the Grey”! That is genious, I hadn’t heard that one yet! lol

    But yes, I hear you. We’ve got the older folk…they’re either SUPER nice, or SUPER grumpy and, well, curmudgeon-like! And then we’ve got the super-nice “boys”, and then the nasty Queens – what is THAT about? Listen sister, don’t sneer at me in the elevator, or I will sick MY gays on you! :)

    And have you found the “Grey’s” to be SUPER nosey? OMG, first thing they wanna’ know is, “Did you buy or do you rent?” I mean, get caught w/ them in the elevator, and by the time the ride is over, they’re asking you how much you gave for your condo! It is ridiculous. Back off Nosey Nancy, go hang w/ Bitter Betty who’s waitin’ for the mail man to finish up so she can get her soc sec check to pay those increased HOA dues! ha

    Seriously, sometimes our place feels like it’s 2 tapioca pudding cups and one bedpan away from being a “home”.

    Oh, I’m sure I’m going to hell for those comments…dangit. ;)

    I was a bit harsh on the MANY good people who do live at 21 Turtle Creek. And, there are PLENTY of good people, both gray AND gay! I guess it is the same everywhere when some people forget that community living means everyone has to pull their weight. That building has a beautiful new lobby, yet it was like pulling teeth to get done. The silent majority at 21 needs to flex its muscle and get RID of those board members who are running their own agendas. And what is with that HIDEOUS chandelier hanging on that 2nd floor balcony????? Don’t they have rules against “trailer park” things like that? And what about the residents who treat the staff like garbage? Did no one ever teach them manners? I’m talking to you, Lupe.

    Ditto on that damned chandelier on 2nd floor. When friends visit that chandelier is always something we make fun of.

    Is there a website devoted to “21″ where residents can leave messages/chat about the building?

    To Love WR and Casa: Funny you bring up the chandelier. At the HOA mtg Wed. night, it was a hot topic. Guess what? It belongs to an HOA Board member! lol And yes, it’s against the rules, and people hate it, and he’s lawyered up…so, on we go, more of the same, unfortunately.

    Yes, I agree w/ the sheer disgust of never getting anything done. And it’s only going to get worse in 2009, because the biggest thing that came out of the HOA mtg this week is that the Board is divided, 3 and 3. They’re never going to agree on anything.

    But hey, on one hand, I do welcome the 3 on 3 division, because finally, that blowhard Pat Rogers has 1/2 of the board against him! (Although he’s still being a complete ASS to owners by talking down to them in HOA mtgs – it’s disgusting!) AND, unfortunately, because they couldn’t reach a quorum on a board prez before the mtg, our bylaws state that the past prez automatically gets to serve another year! So, we have that nimrod as prez AGAIN!

    How I wish we could go back about 6 months, educate the residents more on what would have STILL happened if they didn’t pass the original assessment – how I wish we could go back and make it happen, so everything could all be done at once and we could move on! I just feel like so many people were ill informed, and had we rallied and put the info in everyone’s face, and been able to have a revote, I think we might have gotten it. We were SO close. :(

    I don’t know if anyone os still checking this thread since last post was 12/08. I am a long time condo owner in another HOA but an considering moving to 21. Is it really bad? I am president of our Board and we try to treat owners courteously. We are very hands on in our property management so we don’t go into debt but still maintain our property. Does 21 have frequent dues increases and assessments? We have had only 1 assessment and 5 dues increases in 26 years. Also, propably because we are not a high rise but are built around a courtyard, owners are friendly but not in your business. And, if you don’t want to valet park, can’t you just go in the garage yourself and qiuetly go up or does everyoine have to know all your comings and goings and who visits you and when? Thanks for any input.

    I lived here a couple of years and really like living here. I am very unhappy with the recent assessment which was railroaded on us. We are saddled with a 5 YEAR assessmsnt with very little notice or discussion. It was passed at our Aug meeting and the building is historically empty at this time of year. Very sneaky. Several of the homeowners are attempting legal methods to stop this foolishness.

    As to valet parking, it is optional. Use it or not…it is your choice. I use it daily and love it (except for the time they scrapped my car on a concrete pilar and didn’t admit to it.)
