    Yeah, and all the California investors heard the news and have arrived in town, escaping their doom and gloom! Trying to flip, and then discover that we are not the hicks from Texas that are dumb enough to buy a house for top dollar in a bad location, with a bad finish-out, and, that is a bad deal. It will be interesting to see how many of them survive in our market!
