Marketing A House 101A, So Many People, Too Many Cars, Party Succe$$

You know it’s a great party when the valets throw up their hands because too many people have shown up at once! Tonight’s bash at 4214 Manning had way more than 500 people — probably like 600 — on a cold Thursday night right off Midway Road just north of Northwest Highway.  Here’s what dynamo Real Estate duo Chris Hickman and John Weber had on tap: Parigi owner Janice Provost’s Metro Trio appetizers, Dennis Cavalier and his Mardi Gras Band, flowing wine and mardi gras leis. All this for Transcend Development’s 7200 square ft. home loaded with Louisiana character, new construction that seemed like it was ages old (most materials are New Orleans antique, in fact), cher. So new not even on MLS ’till tomorrow but a must-see. Oh I can breathe again — it’s not a French chateau! You do understand it is no longer enough to hold an open house to showcase homes. You have to bring in the darn Mormon Tabernacle Choir.

Great party but even better new house.

I’m trying to figure out how to move in.

It is uniquely original. Luxurious without pretension. Intimate and warm with all the modern convenience. Creative and unique yet, classic and timeless. Seriously, it is the best house that I have ever seen. It is one for the ages.

Absolutely incredible home and what a great party. And the guests were a Who’s Who of the Dallas Real Estate circle – Ellen Terry, Dave Perry-Miller, Penny Rivenbark, Carole Hoffman, Dana Rigg even Ebby Halliday herself. Rumor is even Erin Mathews popped in personally the day before the party to try and get the details on the home for a potential client before it goes into the MLS.

    Was Marty Cortland there?

This home proves it’s all in the details. An antique armoire in the master conceals a full coffee bar, the kitchen refrigerator is completely hidden inside a brand new, custom armoire that looks like an antique, replicas of antique chandeliers, Ann Sacks carerra marble tile(in the guest bathroom), etc. All this plus a something-certified media room, a Lutron light system and a bunch of other technology stuff I didn’t understand.

So this place probably costs what, 8 or 10 mil?

Hmmm. A couple of those comments read like the sales agent was dictating a new listing.

Typically Dallas-build a house with prefab “character” that was imported from someplace with actual history. I found the “most materials are New Orleans antique, in fact” line amusing. Wonder how many of these antique materials were stolen then resold to unwitting buyers? New Orleans had a major problem with this before Katrina; after the storm it just got easier to steal the stuff.

Candy – If you were lucky enough to be able to valet, when your car came back, there was a sweet little box of Sprinkles cupcakes inside – one chocolate and one vanilla. I managed to swipe one from the valet stand as I started the three block hike to my car. Only Sprinkles could make a long walk in the cold dark night bearable.
